Yes! Invoices are sent each January. If the entire amount is paid at that time, you'll pay $1100 for the year. The vast majority of our homeowners pay this way.
What Is Covered By My HOA Dues?
Our community is served by a guarded gate. Generally one of our top expenses is to pay for this and general care of the Emerald Bay subdivision. Outside of that, landscaping of our common areas is our largest other expense. Administrative fees are kept to a bare minimum.

Yes - our association has more than 400% of our average yearly expenses in reserve.
